Plumbing answers
Direct answers to the questions people ask search engines and assistants about plumbing consultants in Central Texas.
How much does a plumbing consultant cost?
Typical planning fees: a written second opinion $195–$450, an on-site home assessment $395–$795, remodel consulting $650–$2,500, and commercial takeoffs from about $650 per bid package. Industrial work is scoped per project. You get a written proposal before any work starts.
Do you install or repair plumbing?
No. That is the point. We do not sell or install the work, so the recommendation is not shaped by what we would make on the job.
Are you licensed?
Consulting is led by a Texas Responsible Master Plumber. Plumbing licenses in Texas are issued by the Texas State Board of Plumbing Examiners. Verify any license at tsbpe.texas.gov. A license number for this practice is not published on this site until it is confirmed.
What areas do you serve?
Central Texas and the San Antonio area, Georgetown to Seguin and the Hill Country edge. Virtual reviews are available anywhere in Texas.
How fast can I get a second opinion?
Most remote quote reviews are delivered in writing within 48 hours of receiving the bid, photos and any video.
How do virtual reviews work?
You send the quote, photos, videos and reports. We review them, ask follow-ups if needed, and send a written summary with a verdict, a fair-price range and questions for your contractor.
Can you help my company bid a commercial project?
Yes. Quantity takeoffs, bid leveling, scope reviews and value engineering for GCs, subcontractors, owners and developers.
What is a slab leak?
A leak in a water or drain line under the concrete slab. In Central Texas expansive clay, movement breaks copper and older materials. Options are spot repair, reroute or a full repipe.
Is PEX better than copper here?
For most slab homes, attic-routed PEX-A is the usual repipe because it avoids the clay. Copper still belongs on short exposed runs and some commercial work. Hard water and freeze nights both matter.
When do I need a PRV?
When street pressure is over about 80 psi, pipes bang, or fixtures fail early. Many Austin and far-north San Antonio zones run high.
How long does a tank water heater last in Central Texas?
Often 8–12 years because of hard water. Rumbling, rusty water or a wet pan are late signs.
Should I convert to tankless?
Only if the gas line, venting and electrical can support the rise you need, and you budget annual descaling. It is not automatically cheaper.
What is polybutylene?
A gray flexible supply pipe used roughly 1978–1995. The acetal fittings and the pipe itself are known failure risks. Plan a repipe before it plans one for you.
Do I need a permit for a water heater?
Usually yes. Skipping the permit can void insurance and fail a later sale. We tell you what the jurisdiction typically wants; we do not pull the permit because we do not install.
What is a grease interceptor?
A tank that intercepts fats, oils and grease before they hit the sewer. Sizing follows menu and fixture units. Undersized units fail plan review.
What is bid leveling?
Lining up multiple plumbing bids so exclusions, allowances and units match. The lowest number is often the least complete.
What are fixture units?
A code weighting of how much load a fixture puts on supply (WSFU) and drainage (DFU). We use them to size service, meter and building drain.
Can you review a sewer camera video?
Yes. Send the file with the quote. A video that never shows the full main is a finding by itself.
Do you work with insurance claims?
Yes. Independent documentation for slab leaks, freeze losses and disputed scopes. Testimony is scoped separately.
What should a plumbing bid include?
License number, permit, material (not just “PEX”), footage or fixture list, restoration, warranty and what is excluded.
Why is a very low quote a warning?
It often leaves out permit, restoration, code upgrades or the right material. Those return as change orders.
Do you write reviews or testimonials?
We do not invent reviews. Published client feedback will appear on the reviews page once the practice shares it.
Is there a street address or email on this site?
Not yet. Phone is a placeholder until the practice confirms contact details. Use the consultation form.
Do you sell merch or parts?
No product catalog and no checkout. This is a professional-services site.
